These terms explain the basis on which you use ComplyLandlord. By using the site — the checker, the guides, the engineer directory or the reminder service — you agree to them. If you do not, please do not use the site.

What ComplyLandlord is

ComplyLandlord is a free informational tool for UK landlords. It helps you understand your gas safety obligations, estimate when your certificate is due, and find a Gas Safe registered engineer. It is general information, not legal, financial or professional advice tailored to your circumstances.

The checker is guidance, not a compliance record

The result the checker gives you is an estimate based on the answers you provide. It is not a Gas Safety Certificate, not a legal record of compliance, and not a substitute for an actual inspection by a Gas Safe registered engineer. You remain fully responsible for meeting your legal obligations, including arranging the annual check and giving your tenants their copy on time.

The engineer directory and introductions

We check each engineer against the official Gas Safe Register before listing them. However:

  • we do not employ, supervise or control the engineers, and they are not our agents;
  • any contract for work is strictly between you and the engineer you choose;
  • registration confirms an engineer is qualified to work on gas — it is not a guarantee of the price, quality or outcome of any particular job; and
  • we recommend you confirm an engineer's current registration yourself at gassaferegister.co.uk before work begins.

If you ask us to connect you with an engineer, you consent to us passing your enquiry to one or more of them so they can contact you. How we handle that data is set out in our Privacy Policy.

Reminders are a courtesy, not a guarantee

If you sign up for a renewal reminder, we will make a reasonable effort to email you before your estimated expiry date. Email delivery can fail for reasons outside our control, and the date is only as accurate as the information you give us. You remain responsible for tracking your own renewal dates — please do not rely on the reminder as your only safeguard.

Your responsibilities

  • Give accurate information when you use the checker or our forms.
  • Use the site lawfully and not to disrupt or misuse it.
  • Make your own checks and decisions before acting — including verifying an engineer's registration and confirming your obligations with a professional.

Limits of our responsibility

We work to keep the information on this site accurate and the service available, but we provide it "as is" and cannot promise it will be error-free or uninterrupted. To the fullest extent permitted by law, we are not liable for any loss arising from your use of the site or your reliance on its information, including a missed renewal, a penalty, or the conduct or work of any engineer you engage. Nothing in these terms limits any liability that cannot be limited under law.

Links to other websites

Where we link to third-party sites — such as the HSE, GOV.UK or the Gas Safe Register — we do so for your convenience. We are not responsible for their content.

Changes to these terms

We may update these terms from time to time. The "last updated" date above shows when they last changed, and continuing to use the site means you accept the current version.

Governing law

These terms are governed by the law of England and Wales, and the courts of England and Wales have exclusive jurisdiction over any dispute.
